Cancellation Policy:
- If cancelling 30 days or more prior to your check in date- full refund.
- If cancelling 15-29 days before check in date, 50% refund. If we are able to re-book your dates, full refund less a $50 processing fee.
- If cancelling 14 days or less before check in date, no refund. If we are able to re-book your dates, full refund less a $50 processing fee
Cabin Policies
- Occasionally, appliances, hot tubs, fireplaces, etc. can malfunction. We will service and restore these amenities as quickly as we can, but will not make any rental concession for time without these items. Likewise, loss of electricity, water, or other "Acts of God" that are outside of our control will not result in a refund of any monies paid. Due to cleaning and servicing, hot tubs are not always up to full temperature at the time of your arrival and may need several hours to heat. We ask that you follow all guidelines and policies regarding use of amenities in order to keep them functioning at peak efficiency.
- Most roads in the area of the cabin are very well maintained, but can be curvy and steep. Our cabins have a long gravel driveway. While it is routinely maintained, it can be bumpy or slippery at times. We STRONGLY recommend four-wheel drive during snowy or inclement weather for Wyandot, Mingo, Delaware, Ridge Point and Hidden Ridge.
- Pets- we love to have pets visit our cabins. Mingo, Wyandot, Moore Hollow, Hidden Ridge, Nest, Buckeye on the Creek and Hummingbird lodge are pet friendly. We limit our furry guests to two per visit (3 at Hummingbird and Moore Hollow) and to under 75 pounds per pet. Please note, there are steep drop-offs that border some of our cabins, so please keep them on a leash to keep them safe.
- Keep the hot tub cover on when not in use. If the hot tub must be drained due to Renter’s negligence, there will be a $75.00 charge assessed. Do not use soaps, oils or lotions in or before using the hot tub. Handle hot tub cover with care as it costs $500 to replace Do not stand on the cover or place candles on it. These are the most common, damaging things that have been encountered.
- Be cautious with chlorine-soaked clothing which discolors and disintegrates furniture and carpet.
- In the event of an early departure for any reason, we cannot give any refund. Also, there will be no refund for inclement weather.
- Please do not bring or use any portable combustion appliances, like a smoker. These appliances, when placed inside or on our decks can cause burn marks or even start a fire.
- For your safety, please limit fires to the designated fire pit at your cabin.
- You must be 21 years of age or older to rent a cabin. Minimum age is 25 for Moore Hollow, Lakeside Retreat and Hummingbird.
- Only registered guests may be at the cabin unless previously agreed by owner.
- Firearms may accompany you to the cabin but we prohibit the use of the firearm on property.
- Renter agrees to abide by the following rules and regulations and understands that violating any of the following are grounds for immediate eviction and forfeiture of all rates paid.
Liability
The renter agrees to assume all responsibility for any accident, injury, or damage that may result in or about the premises, to persons or property, and the owner of the premises shall not be held liable for such injury, accident, or damage. Renter assumes the risk involved with the use of the hot tub and all other rental facilities and agrees to release the owner from any and all claims and liability of any nature which may arise during renter’s occupancy..
These policies are in place to ensure the safety and enjoyment for all guests. We have made every effort to provide you with a clean, safe, and comfortable vacation cabin. We appreciate your business and hope your visit is a memorable one!
This Rental Agreement, and all disputes or questions arising herewithin, will be interpreted and decided in accordance with the laws of the State of Ohio. Renter agrees that, should any legal action be necessary in order to enforce this Rental Agreement, the state courts located in Hocking County, Ross County and Ottawa County, Ohio shall be the sole courts of proper venue and jurisdiction. In the event Renter defaults in the performance of any of the terms, covenants, agreements or conditions contained in this Rental Agreement, Renter agrees to pay costs of collection, including reasonable attorney’s fees for the services of our attorney or attorneys, whether suit is actually filed or not.
